A single, continuous private residence carved into 10,300 m² of Cepaka countryside. Twenty-four suites, forty-plus amenities, one uninterrupted architectural vision in travertine, timber and open sky.
Kimbilio, Swahili for "a place of refuge," is a single, continuous private estate in Cepaka: 6,064 m² of built architecture across 10,300 m² of freehold land, roughly twenty minutes from Canggu yet a world removed from it.
Designed by SUKYF Architects in travertine, timber and open sky, it holds twenty-four en-suite bedrooms, layered living pavilions, resort pools and a wellness and entertainment programme rarely found in a private home: a generational seat, an ultra-premium retreat, or a trophy asset, held freehold.

A glimpse across the suites, pavilions, water and wellness. Scroll to explore.

The programme of a private resort, held within a single residence.
Kimbilio is the work of SUKYF Architects, the studio founded in Madrid in 1995 and led by Felipe González Jiménez de la Espada. Over three decades they have delivered residential, hospitality and cultural projects across more than fifteen countries.
Their signature is a restrained, material-led modernism: travertine, timber and stone composed around light, water and landscape. At Kimbilio, that language is applied at estate scale: a single architectural idea sustained across twenty-four suites and forty-plus amenities, so the residence reads as one continuous, timeless work rather than something assembled from parts.

Kimbilio is a single freehold estate, not a fractional programme. It is available in confidence to a qualified buyer or investment group, with two clear routes to value: an ultra-premium hospitality operation, or long-term ownership of a scarce, appreciating asset. Full financials are shared in the data room.
| Strategy | Basis | Illustrative return* | Horizon |
|---|---|---|---|
| Ultra-premium retreat operation | 24 suites let by wing, buy-out or event hire | ~25 – 30% gross | Operating, annual |
| Long-term family / patient hold | Blended residential & occasional rental | ~12 – 14% p.a. | 5+ years |
| Capital appreciation on resale | Scarcity of estate-scale freehold in Bali | ~35%+ uplift | At exit |
*Illustrative return ranges reference internal Art Villas Bali operating studies for comparable Bali assets (short-term rental gross yields of ~25 – 30%, long-term blended returns of ~12 – 14% p.a., and resale uplifts of ~35%+ under stated assumptions). They are indicative only, not guarantees of future performance, an offer, a valuation, or financial advice. Actual outcomes depend on operating model, occupancy, nightly rates, costs, timing, currency and market conditions. Price is on application and the estate is offered as a single freehold asset. Prospective buyers should conduct their own due diligence and take independent legal, tax and financial advice before committing capital.
